Background

Instructed as Principal Contractor for this former office tower, overlooking Gants Hill in Ilford, the scheme is a fantastic example of the kind of transformation Headoffice3 can deliver. Planning was submitted and granted for 57 units for this mixed-use development with ground floor accommodating retail and restaurant units. The planning process involved the challenges presented by high scoring PTAL levels which had to be overcome. PD was granted for 57 units in this prime location with excellent connectivity to central London in addition to planning approved for an impressive 7th floor extension, providing four large penthouse units, taking advantage of stunning views across the London skyline.

Project Execution

Project and site management had to take into account restricted access in terms of site area and limiting disruption to retail tenants in situ. The team negotiated the commercial use of shared car parking during the project build ensuring access for deliveries and site staff.

A key element of the transformation was the striking new cladding. The design incorporated a combination of louvres and aluminium cladding to completely refresh the external façade and to appeal to young professionals seeking desirable living spaces with access to London and the local area.

Outcome

The new rooftop extension has been cleverly designed to maximise the light and views with full height windows, spacious living and access to private balcony space.

The 57 apartments, a mix of studio, one and two bedroomed apartments provide high quality living with fantastic connections to central London.
